Will an Open House Sell your House?

Will an Open House actually sell your house?  This is a well debated topic amongst Real Estate Agents and Sellers across the board.  If you are in the process of listing your home for sale, you may be wondering if you should bother with having an Open House, and if it will even help to sell your house.  Many feel that an Open House is of benefit only to the Real Estate Agent as a means of attracting new Clients.  Others believe that an Open House should definitely be a part of a complete marketing plan.

In my opinion, open houses can be a fantastic means to sell your house.  I have sold homes through my Open Houses.  The honest truth is that numbers matter, and the more qualified buyers you have coming through your home, the more quickly it will sell.  As your Listing Agent, I want to talk to as many qualified buyers as possible about your home.  Sometimes other Agents send their buyers through an Open House, and that’s great.  I love talking to all buyers equally about your home, and I want to make it as easy and convenient for other Agents to get their buyers through as possible.  Also, there is no question that buyers love going to Open Houses!

When preparing for your Open House, please have your home as neat and tidy as possible.  This is your opportunity to make a fantastic first impression to a number of people.  Spend some time staging it, make sure it smells fresh (please), and maybe even invest in having it professionally cleaned if you don’t have the time.  Plan to be away for the entire time that your Open House is scheduled for and take your pets out as well.

It’s always a good idea to tuck your valuables and medications away or to take them right out of your house.  Spend a bit of time depersonalizing your space prior to the Open House too.  I always have Buyers sign in before they are permitted through your home, so that I have a record of who has come through.

The best time to have an Open House is on the first weekend that you list your home for sale.  Buyers are most excited about fresh new listings, and that is when an Open House will have the most impact!
