Warmer weather this week definitely had an impact on our local Thunder Bay Real Estate Market. By Friday of last week, I was feeling pretty busy! This week’s market snapshot in review for the last week of January 2017 heading into February looked something like this;
- 22 new residential listings, 5 new lease opportunities, 1 vacant land, and 2 commercial listings
- 19 sold firm- which was comprised of 17 residential listings and 2 vacant land properties
- 16 conditionally accepted offers, all of which were on residential properties
- 19 expired and 3 cancelled listings
For the month of January there were;
- 275 active residential listings, with an average price of $339,925, and an average DOM of 94 (would love to eliminate outliers included in this calculation- working on it!)
- 115 newly listed or re listed residential listings, 63 of which sold firm
- with an average listing price of $244,376
- and an average sale price of $233,901
- 95.71% of asking
